Tenant care
For rented homes, I coordinate tenant placement and screening as part of the management fee, handle ongoing communication and support the lease handover process.
BOUTIQUE PROPERTY MANAGEMENT · BAT YAM
A rented apartment near the promenade, an older building east of the coast and a new high-rise by the sea require different attention. I handle tenants, rent follow-up, maintenance and regular reporting personally — so you have a dependable local point of contact even when you live abroad.

In Bat Yam, the building matters as much as the apartment: established neighbourhoods, shared facilities and different stages of urban renewal call for careful day-to-day decisions.
Bat Yam has its own practical split: sea-facing buildings exposed to salty air, long-established residential streets farther inland, and newer towers with building-management charges and shared systems. My role is to understand the individual apartment before proposing a management routine. For coastal buildings, balcony fittings, external shutters and air-conditioning units deserve attention; an older building may raise different questions about plumbing, waterproofing and the building committee.
For an owner abroad, the important thing is knowing who follows up when a tenant reports a fault, a building committee issues a payment notice or a contractor needs entry. My role is to provide one accountable local point of contact and consistent written updates.
For rented homes, I coordinate tenant placement and screening as part of the management fee, handle ongoing communication and support the lease handover process.
Tenants pay rent directly into your account. I track rent payments, follow up when necessary and keep you informed without handling your rental income.
For every repair, including urgent work, I obtain three quotations from selected professionals. You approve the choice; for an urgent issue when you cannot be reached, I choose the best-value option and update you. Read about property maintenance.
You receive a structured written report each quarter and immediate updates about faults or repairs. I also coordinate property bills and charges within your agreed plan.
A proposed scheme, an approved plan and actual building work are not interchangeable. Bat Yam has an official urban-renewal directorate and a municipal enquiry service for the status of individual addresses. I focus on tenant communication, the apartment’s day-to-day condition and maintenance decisions; redevelopment contracts and planning decisions remain with the owner and qualified advisers.
BAT YAM · PROPERTY BY PROPERTY
Bat Yam is not one uniform rental market. Distance from the sea, the age of the building and the actual status of planned works all affect what an owner needs from a manager.
In Park HaYam and along the promenade, some owners have apartments in towers with shared systems, parking facilities and a separate building-management company. I coordinate with the building team on relevant matters and keep an eye on sea-air wear affecting shutters, balcony hardware and air-conditioning components. For repairs, I obtain three quotations and seek your approval; for urgent work that cannot wait when you cannot be reached, I select the best-value option from those quotes and update you.
An older apartment off Balfour or Rothschild may need a different approach from a new coastal tower: timely tenant communication, coordination with the building committee and attention to plumbing, waterproofing and shared-building charges. The Red Line also serves Bat Yam, including Balfour and Rothschild stops; transport access is useful context when marketing a rental, but it does not replace careful tenant screening and appropriate guarantees.
Apartments in Ramat HaNasi and buildings near potential redevelopment need property-specific checks. A discussion about renewal is not the same as an approved permit or active construction. I help owners keep day-to-day tenancy and maintenance organized, document issues affecting the apartment, and distinguish confirmed work from plans that may never proceed.
Managing an inherited apartment in Bat Yam from abroad? I begin by reviewing its condition, the intended rental use, access arrangements and any repairs that need owner approval. Tenant placement is included in the agreed management fee; any additional third-party works are approved and paid separately.

I started the process with quite a few concerns. I had wanted to buy an investment property for a long time. Shlomo was very patient, explained the entire process in detail, and most importantly gave me the feeling that he was always available to me. I entered into one transaction that I am very happy with, and I am already thinking about another one.
I knew nothing about real estate investments abroad until a friend who had completed a deal introduced me to Shlomo. After we met, it took about another two and a half months until I received the property, renovated and with a tenant. I am happy with the investment and the service I received. I highly recommend him.
I made the investment in the United States after a change I made in my thinking about deals abroad, and there is no doubt that Shlomo helped me greatly at the beginning of the journey to take the first step.
I have quite a bit of experience in real estate. What impressed me was the professionalism and seriousness. Shlomo knew how to tell me exactly what the advantages and disadvantages were and how to make the right decision when I was debating between joining a project and a single-family property.
Shlomo accompanied me in entering a large business project in the United States, with a lot of patience and great professionalism. He knew how to answer all the questions and was always available for anything. In projects of this kind, professionalism, reliability and service are important, and I found all of them in Shlomo :)
Shlomo is a very professional and pleasant person. It is always important to him that the other person understands the nature of the transaction they are entering into.
A person you can trust, professional and honest.
Shlomo is an excellent professional. I invested in a project in the United States and received all the information I needed for the investment. I found attentiveness, a willingness to help and professionalism. I highly recommend him.
All the treatment I received from Shlomo Yener was 100% professional and personal. It was always easy to work with him and he was always considerate. He explained everything well and showed a lot of patience. You could always rely on him completely.
Yes. For a seafront apartment I pay attention to its actual maintenance needs, including issues that may affect balconies, shutters and air-conditioning equipment. Any repair follows the three-quotation policy.
Yes. I coordinate tenant matters locally, follow up on rent paid directly into your bank account and provide a written report every quarter. You also receive immediate communication about faults, repairs or urgent issues.
I distinguish an early proposal from an approved plan and work on site, and manage the day-to-day apartment and tenant issues within our agreement. Planning, legal and redevelopment decisions remain with you and your advisers.
For every repair, including emergencies, I obtain three quotes from selected professionals. Normally you approve the choice before work begins. If urgent work cannot wait and you cannot be reached, I choose the best-value option among the three and keep you informed.
For a rented apartment, the annual fee equals one month of monthly rent plus VAT. Tenant sourcing and placement are included. For a vacant property, I assess the fee individually based on the services needed.
The first three months include a satisfaction guarantee. If you are dissatisfied, you may cancel and request a refund of eligible management fees, subject to the terms. The guarantee does not apply if I have secured a tenant for your apartment.
