Ra’anana Property Management for Overseas Owners
Owning an apartment in Ra’anana while living in another city or country means someone must handle access, repairs and tenant questions locally. I remain your personal contact, coordinate approved maintenance and send written quarterly reports. Your tenant pays rent directly to your own account.
Whether the property is in a shared building near Ahuza or a newer block in Neve Zemer, we identify the relevant building committee, management company and emergency contacts before problems arise. You retain control over tenant selection and agreed spending approvals.
The points below are practical building-level considerations, not fixed rental values or promises about any particular address. I assess each home and lease individually.
Ra’anana Rental Property Management by Neighborhood
These are practical management considerations, not claims about every building, current rent level or completed development. I assess each address and lease individually.
Established apartments & walkable center
Ahuza Street, Ostrovsky & central Ra’anana
Central apartments may have older plumbing and shared systems, busy street-facing rooms or a residents’ committee with its own procedures. I review the apartment’s maintenance history, noise and access arrangements before preparing the rental handover.
Useful for: long-held apartments, inheritance properties and overseas ownersNewer family developments
Neve Zemer neighborhood
Newer apartment blocks call for accurate snagging records, warranties, parking and storage allocation, lift access and communication with the building management. Parts of the district continue to develop; an occupied block should be assessed separately from future works.
Useful for: new-build handovers and family rentalsPark-side family homes
Lev HaPark and the Ra’anana Park area
Larger family apartments can involve garden-facing balconies, complex heating and cooling systems, multiple bathrooms and tenant requests linked to longer tenancies. A detailed entry inventory and clear responsibility for fixtures protect both parties.
Useful for: larger homes and long-term family tenantsEstablished residential quarters
Kiryat Ganim, 2004 & neighboring streets
Every building has a different mix of parking, shared outdoor areas and older infrastructure. My focus is practical: documenting what is inside the rental, what belongs to the building and which maintenance tasks require the owner’s approval.
Useful for: established family apartments and housesContemporary apartments & handover
Neot Uzi and northwest residential areas
In relatively modern apartments, I check the handover documents, appliance guarantees, intercom, underground parking and building access. These details reduce the risk of expensive confusion when tenants report a problem.
Useful for: recently completed or upgraded unitsOwner-away planning
Northern Ra’anana and city-wide relocations
If your family has moved abroad or no longer lives close to Ra’anana, a local coordinator can deal with tenant turnover, vendor access and municipal correspondence without every issue becoming an international phone chain.
Useful for: expatriate owners and families who have relocated
Coordinate advertising, viewings, prospective-tenant screening, landlord approval and move-in handover under the agreed tenant placement service. Ra’anana also has English- and French-speaking newcomers; where relevant, I coordinate clear communication with applicants and review overseas income documentation or proposed foreign guarantors with you before approval. Appropriate lease language, legal checks and guarantees are agreed case by case, not assumed. No tenant or vacancy duration is guaranteed.
02
Rent follow-up, not rent custody
Rent is paid directly to your bank account. I track agreed payment dates and follow up on missing payments, keeping you informed without holding the money myself. How rent tracking works.
03
Maintenance & building coordination
I coordinate maintenance and approved repairs, seek three professional quotations as described in the service policy, and liaise with building committees or management companies when a fault may involve shared systems. Emergency arrangements are defined in the agreement.
04
Utilities & owner reporting
Coordinate account-holder changes, municipal inquiries and follow-up with Mei Ra’anana (מי רעננה), the city’s water and sewage corporation, where included in the agreement and authorised by the owner. You receive quarterly written updates; official charges remain the responsibility of the relevant account holder.
I manage residential rentals on behalf of individual owners. This is not a substitute for the building committee or the shared-property management company.
A home near the center may require careful handling of older shared systems, while a modern block in Neve Zemer may involve a developer warranty and management-company rules. Management should respond to the address, not stereotypes about the city.
My Ra’anana rental-property onboarding checklist
Building and committee contacts: I document building-entry rules, committee contacts and any managing-agent responsibilities.
Handover and condition: I arrange a practical condition record for appliances, bathrooms, balcony, keys and parking.
Municipal accounts: I help clarify municipal tax and utility account contact details and what must be transferred to the tenant.
Tenant-ready inventory: I identify what stays in the home and how to document the condition on entry and exit.
Emergency arrangements: We agree on reporting routes, approved spending and urgent updates before the first incident.

Shlomo was very patient, explained the entire process in detail, and most importantly gave me the feeling that he was always available to me. I knew nothing about real estate investments abroad until a friend who had completed a deal introduced me to Shlomo. After we met, it took about another two and a half months until I received the property, renovated and with a tenant. I am happy with the investment and the service I received. I highly recommend him.

Can you manage my apartment in Neve Zemer while I live overseas?
Yes. I serve as your local contact, coordinate tenant requests and building access, arrange approved repairs and provide quarterly written updates. You keep control of rent deposits, tenant approval and spending limits.
What changes when a Ra’anana apartment is in an older building near Ahuza Street?
I begin with the apartment condition, plumbing and electrical history, committee responsibilities and documented building work. This helps us distinguish your apartment’s obligations from shared-building issues before committing to repairs.
Can you coordinate with a management company in a newer Ra’anana building?
Yes. I coordinate with the tenant and the building management, establish who is responsible for a reported defect and follow through with the appropriate party. You receive one clear written update instead of competing messages.
How does emergency support work at night or on weekends?
Urgent problems can be reported through the agreed 24/7 emergency contact route. For a serious leak or safety concern, I coordinate the next steps with the tenant and an available professional and update you. Emergency contacts and spending authority are agreed in advance.
Will rent payments go through your bank account?
No. Rent is paid directly to the property owner. I follow up on payment and coordinate with the tenant on late or missing payments within the agreed management arrangement.
Can you help screen tenants for a family-sized apartment in Lev HaPark?
I coordinate marketing and viewings, review candidate information and appropriate guarantees, and present qualified applicants for your decision. No tenant is accepted without the owner’s approval.
What does rental property management in Ra’anana cost?
The annual fee for a rented apartment is one month of rent plus VAT, including tenant sourcing and placement within the agreed scope. Contractor repairs are charged separately; vacant-home management is quoted individually.
How do we begin if I have not rented the apartment yet?
Share the address, approximate size and current condition. We discuss an indicative rental strategy, readiness tasks, management responsibilities and whether your property is a good fit before any agreement.
How are English- or French-speaking tenants and overseas guarantors screened in Ra’anana?
Ra’anana has an established multilingual newcomer community. When relevant, I coordinate communication with prospective tenants in English, review available income and identification documents, and discuss any proposed guarantor living abroad with the owner. A foreign guarantor is not automatically enforceable or sufficient: suitable guarantees and lease language should be reviewed for the individual tenancy.
Can you assist with Mei Ra’anana water and municipal account changes?
Yes. Under the agreed management scope and with the owner’s authorisation, I can coordinate tenant and owner details, account-transfer inquiries and follow-ups with Mei Ra’anana and the municipality. Payments and formal obligations remain with the appropriate account holders.
