BOUTIQUE PROPERTY MANAGEMENT · RAMAT GAN

Property Management in Ramat Gan. Personally Managed.

Owning an apartment in Ramat Gan often means balancing the needs of a tenant with the realities of the building itself. An older property near Bialik may need a different maintenance plan from a newer apartment near the business district. I coordinate tenants, monitor rent, oversee approved repairs and keep you informed — whether you live nearby or abroad.

A rental flat in an established building, a newly completed apartment and a property near urban-renewal works do not have identical management priorities.

A practical plan for your Ramat Gan apartment

Ramat Gan has residential streets, high-rise buildings and blocks undergoing urban renewal. The first step is to understand your particular address: the tenant, the building systems, any planned works and the people responsible for shared areas. That context determines what needs attention now and what should be monitored over time.

Whether you own an apartment near the Ramat Gan Diamond Exchange District, an established flat near Bialik Street, or a family property you manage from overseas, the essentials are the same: clear responsibilities, direct rent payments and one person accountable for day-to-day follow-up.

What I handle for Ramat Gan owners

01

Tenant care

For rented homes, I coordinate tenant placement and screening as part of the management fee, handle ongoing communication and support the lease handover process.

02

Rent coordination

Tenants pay rent directly into your account. I track rent payments, follow up when necessary and keep you informed without handling your rental income.

03

Property maintenance

For every repair, including urgent work, I obtain three quotations from selected professionals. You approve the choice; for an urgent issue when you cannot be reached, I choose the best-value option and update you. Read about property maintenance.

What changes when a building is older or being renewed?

In an established building, an owner may need help following recurring plumbing faults, access for tradespeople or coordination with the building committee. Where redevelopment is being discussed, the important distinction is between a proposal, an approved plan and actual construction. I focus on the apartment’s day-to-day management and flag building developments that may affect tenants or maintenance; legal and planning decisions remain with the owner and qualified advisers. I also account for tenant communication when nearby construction affects access or everyday use, without promising that tenants will remain or that construction-related disruption can be prevented.

RAMAT GAN · DIFFERENT BUILDINGS, DIFFERENT NEEDS

Different homes, different priorities in Ramat Gan

The right management plan depends on the building, the apartment and how its owner uses it. A flat close to the Diamond Exchange District needs different attention from an older apartment on a street with planned construction.

Bursa District & modern apartment towers

Near the Diamond Exchange District, newer apartment buildings may involve building-management companies, shared facilities, lift and air-conditioning systems, and recurring service charges. I help owners keep track of the apartment, its tenant, payments and the correct point of contact for building-related issues.

Central Ramat Gan & urban renewal

In established residential streets, maintenance issues such as ageing plumbing or roof waterproofing may require coordination between the tenant, contractors and building committee. Where TAMA 38 or pinui-binui is proposed, I distinguish an early plan from approved works and communicate developments relevant to the apartment. Construction and legal decisions remain with the owner and their advisers.

Family-owned & inherited apartments

An inherited apartment in Ramat Gan can require practical decisions before it is ready for a long-term tenant: checking its condition, identifying necessary repairs, planning tenant placement and organising regular updates for owners who live abroad. I help define a realistic property-management plan; any clearance or renovation services and their costs are agreed separately.

I started the process with quite a few concerns. I had wanted to buy an investment property for a long time. Shlomo was very patient, explained the entire process in detail, and most importantly gave me the feeling that he was always available to me. I entered into one transaction that I am very happy with, and I am already thinking about another one.

I knew nothing about real estate investments abroad until a friend who had completed a deal introduced me to Shlomo. After we met, it took about another two and a half months until I received the property, renovated and with a tenant. I am happy with the investment and the service I received. I highly recommend him.

Frequently asked questions

Do you manage apartments in older Ramat Gan buildings?

Yes. The management plan starts with the condition of the apartment and the building’s practical needs. I coordinate approved maintenance, tenant communication and follow-up with relevant service providers.

Can you manage an apartment in Ramat Gan for an owner living abroad?

Yes. I coordinate tenants, monitor payments made directly to your bank account, oversee maintenance and provide a written report each quarter, with immediate updates when a fault or repair needs attention.

What if the building is being considered for urban renewal?

I can help with the apartment’s ongoing management and tenant communication while the owner reviews a redevelopment process. Planning approvals, legal representation and decisions about a project are outside the management service.

How do repairs and emergency decisions work?

I obtain three quotations for each repair, including urgent work. You normally approve the choice before work starts. If a repair cannot wait and you cannot be reached, I choose the best-value of the three quotations and keep you informed.

What is the management fee for a Ramat Gan apartment?

For a rented apartment, the annual management fee is one month of monthly rent plus VAT, including tenant sourcing and placement. For a property without a tenant, I assess the fee individually according to the services needed.

Is there a satisfaction guarantee?

The first three months include a satisfaction guarantee. Eligible management fees can be refunded if you cancel because you are dissatisfied, subject to the terms. It does not apply if I have secured a tenant for your apartment.
